Cars have lemon laws, but homes do not, a car loan may be 7 years, while mortgages are 30 years long. Arbitration or lawsuits are after the fact recourse for a lemon house. Best to take the right course and use your rights under the contract? Homes have many systems subject to wear and tear, and neglect can result in costly needed repairs. Sellers are required to disclose all known material facts and the risk is the unknown. My top 3 inspections are home, termite, and main sewer line, these will help mitigate your decision to buy. Better to mitigate than litigate after the fact. Knowing the property will be a money pit, is better than the pit in your stomach for buying a home uniformed of its condition!
